Puerto Vallarta Beachfront & Oceanfront Villas
These Puerto Vallarta villas sit at the water’s edge, and each card says exactly which kind. Beachfront means the villa is on the sand. Oceanfront means it is on the water, with no sandy beach promised.

The difference matters on this coast. Much of the villa coastline south of downtown is rocky, with homes set into the hillside above small coves. A villa can face the ocean directly and still have rocks or steps below it rather than a beach.
Villas with sea views but no frontage on the water are listed separately as ocean-view villas. Many of them sit high above the bay, which some guests prefer for the views and the breeze.
If walking straight onto sand matters to your group, tell us when you inquire. We will suggest only villas where the owner confirms it, and we will describe the water access at each one before you book. You can also browse all villas in Puerto Vallarta.
Common Questions
Before you inquire
What is the difference between beachfront and oceanfront?
Beachfront means the villa sits directly on the sand. Oceanfront means it sits on the water's edge, but a sandy beach is not implied; there may be rocks, a seawall or steps down to the water. Ocean view means you can see the sea, but the villa has no frontage on it.
Can we swim from the villa?
It depends on the villa and on the sea that day. We describe the water access at each villa before you book, and conditions on this coast change with the season and the tide.
Do these villas have a private beach?
Mexico's beaches are public, so a beachfront villa does not come with a beach of its own, even when the villa sits right on the sand.
Do you also have villas with ocean views?
Yes. Villas with sea views but no frontage on the water are on our ocean-view villas page.
