— The house sits inland and uphill on the Careyes stretch of the Jalisco coast, roughly halfway between Puerto Vallarta and Manzanillo. It is not a beach house - the ground here rises into jungle, and Casa Atalaya takes a position in it with a clear line out to the Pacific. The vegetation changes with the season; the view does not. A six-seat cart handles the getting-about.

Twelve guests, six bedrooms, five and a half bathrooms. What people notice first at Casa Atalaya is the wall surface: this is a rammed-earth house, so the soil was packed in layers and then simply left, banded and mottled, as the finish. Hacienda proportions meet Japanese restraint in the plan. There are two pools with dining at each, a wine cava, a room for screening films, a petanque court and space to train, all of it sitting in jungle that never blocks the sea. A breakfast service, your own housekeeper, round-the-clock concierge and a six-seater golf cart come with it. Ask us for rates.
Open, layered interiors
Six bedrooms. Five full bathrooms plus a half. Earth walls throughout, unfinished by design.
The shared rooms are the living and dining areas, a screening room, and the cava.
Designed for the day outside
The master pool lies against the garden and a second sits on the level below; each has dining beside it, one on the terrace and one poolside.
There is also a petanque court, ground set aside for training, and the garden. Beyond the planting, uninterrupted ocean.
Sleeping for 12
Twelve guests in six rooms, and the arithmetic is clean for once: six beds, four of them kings and two queens, twelve places.
Kings - the master, plus bedrooms 2, 3 and 4.
Queens - bedrooms 5 and 6.
Every bed is a double. Nothing here is a twin or a bunk, so the house works for six couples, or for any group happy two to a room, better than for a party with children.
Before you take the whole house, one detail to pin down: one half bathroom and five full ones serve six bedrooms, so at least one room is not self-contained. The owner has not said which. We get it confirmed.

Is a chef included?
No. Breakfast is included and is prepared to your preference, and a housekeeper is dedicated to the house for the stay, but Casa Atalaya is not sold as a full private-chef property. Lunch, dinner and groceries are arranged separately - ask us and we will price the options with the villa.
What does rammed earth actually mean here?
The walls were built by compacting damp soil in layers inside formwork, then left exposed. Each layer stays visible, so what covers the house is the material it is made of. It is the reason the interiors look the way they do in the photographs.
Do all six bedrooms have their own bathroom?
Not quite. The house has five full bathrooms and one half bathroom for six rooms, so at least one bedroom shares. The owner's listing does not identify which, and we confirm it in writing before a group takes the whole house.
What time can we arrive?
From 3pm local, with departure by 11am. The concierge covers arrival whatever the hour, and airport transport can be booked ahead at extra cost.
